What to Submit to the MCOM...and when to submit it.
Follow these steps to ensure all necessary documents are turned in:
☑️ Escrow Deposit: Submit your cashier's check to the Front Desk as soon as you receive the check, or no later than the next business day. For faster processing, please write the property address on the memo line of the check followed by the agent name. Be sure the check is made payable to the correct party: Keller Williams Northampton County
☑️ Escrow Withdrawal: Submit the completed Escrow Withdrawal Form at least 5 business days prior to the settlement date. You may submit by scanning the QR code or by emailing the completed form to infosheet@kw.com.
☑️ Termination/Release: Submit a completed Escrow Withdrawal Form along with the fully executed Termination and Release Agreement (TERAREL or TER and AREL). Escrow funds cannot be released without a Termination and Release Agreement signed by all parties.
If you submit your request through the Google Form, please send a separate email to the Front Desk and the Broker with the executed Termination and Release Agreement attached for approval. If you submit your request by email, be sure to attach both the completed Escrow Withdrawal Form and the fully executed Termination and Release Agreement.
Please note: All escrow withdrawals and terminations require Broker approval before escrow funds can be released.
☑️ Lease/Rental Commission: Submit the commission check (cashier's check) and Page 1 of the executed lease. For faster processing make sure your opportunity in Command is updated.
☑️ Settlement: Submit your commission check along with the Settlement Statement (HUD or ALTA). Drop the check in the Commission Drop Box located next to the MCOM office, then scan the QR code on the box and complete the required form.
Commission payments cannot be processed until these documents have been submitted. As always, please ensure your opportunity is complete in Command before submitting your commission.
Other items that go to the MCOM...
☑️ Referral Documentation:
Referring Recipient: Referral commissions are the most commonly delayed or misplaced type of commission. Check with the referring agent to confirm the expected payment timeline and delivery method, and ask them to include the property address in the payment reference whenever possible. We also recommend sending an email to infosheet@kw.com to let the Front Desk know a referral commission is on the way so we can be on the lookout for it.
☑️ Changes to Account:
Banking and CC Form: Use this form to set up or update your direct deposit information for commission payments and/or update the credit card we have on file for your monthly technology fees or office purchases. If your bank account or credit card information changes, simply submit a new form with the updated details.
TIP: If you form an LLC or S-Corp and wish to get paid via that entity, follow the directions on the LLC/S-Corp Checklist and then submit a new direct deposit authorization form with the LLC or S-Corp account information. The same can be done for a corporate credit card.
